Oakland Avenue is the old main street of the Oakland neighborhood, which runs northwest from downtown Rock Hill to the Winthrop University campus. The city’s historic preservation page names Oakland Avenue among the historic districts it recognizes. This page covers the homes within a few blocks of the avenue, from downtown to Cherry Road.

Where it is

The corridor follows Oakland Avenue from South Oakland Avenue near downtown north to Cherry Road at the Winthrop campus, with side streets such as Charlotte Avenue, Aiken Avenue, College Avenue, Myrtle Drive, Park Avenue and Union Avenue. It sits inside the city’s Old Town map. Most of it is in ZIP code 29730; the north end is in 29732, and the Winthrop campus has its own ZIP code, 29733 (Census Bureau ZIP code areas).

History

The Oakland neighborhood opened in 1891, “subdivided into 1,300 parcels,” with repeated blocks, uniform lots and a grid of streets, unlike the irregular streets of southern Rock Hill, according to the city’s 2023 Southside Rock Hill Historic Resource Survey (PDF). Oakland Avenue was the main corridor and soon gained large Queen Anne Victorian homes and a sidewalk. The developers donated part of the land to help the city win the relocation of Winthrop Normal and Industrial College, which opened in the Oakland neighborhood in 1895, the survey says.

The National Register of Historic Places lists two districts here, according to the National Register records summarized in the list of Rock Hill listings:

• Winthrop College Historic District, listed April 23, 1987, along Oakland Avenue between Cherry Road and Stewart Avenue on the campus.
• Charlotte Avenue-Aiken Avenue Historic District, listed June 10, 1992, roughly Aiken Avenue from College Avenue to Charlotte Avenue, and Charlotte Avenue from Aiken to Union Avenue.

The Zillow Home Value Index for ZIP code 29730 was $287,994 in August 2026, down 2.2% from a year earlier, and for 29732 it was $351,937, down 1.5%. Zillow publishes no figure for 29733. • Cedar Crest Ivy Park, 720 N. Wilson St., inside the corridor.
• Glencairn Garden, 725 Crest St., about half a mile east: 11 acres, open daily, free.
• Bleachery Fieldhouse, 605 W. White St., about 0.4 mile west.
• Miracle Park, 1005 Eden Terrace, and Fewell Park and its trail, 1204 Alexander Road, each under a mile north.
