The wider Charlotte market
The Federal Housing Finance Agency’s all-transactions house price index for the Charlotte-Concord-Gastonia metro area, which includes York County, rose 1.5% between the second quarter of 2025 and the second quarter of 2026, and 49.9% over five years. The FHFA index tracks repeat sales and refinance appraisals on the same homes, using mortgages bought or guaranteed by Fannie Mae and Freddie Mac, so it can move differently from Zillow’s estimate of all homes.
The Census Bureau’s figure
The Census Bureau’s American Community Survey puts the median value of owner-occupied homes in Rock Hill at $295,100, based on owners’ own estimates collected from 2020 to 2024.
